We have decided to sell our property and need our tenants to move out. We are wanting to give them some extra time to move but still want to give them notice now. Can we give them a 20 day notice now and just have the end date more like 45 days?

Yes just make sure you have the clause in the lease stating that the property is still for sale, and you give proper notice.
