hello, my tenant has not paid his current rent and it is the last day of the month, we have sent certified 3 day notice to pay and he has not picked it up from the post office. We have continuously emailed and texted, called and he does not respond. We posted a 3 day notice to pay or quit on the property/ entrance to his unit and he has not responded. what should my next step be? should I have him served? or ?? the property is rent controlled, it located in los Angeles.

RE: tenant is avoiding communication
Contact a lawyer to serve the Notice. Its important that it's done correctly. This will probably cost $100-$150. It tenant doesn't respond you can have lawyer start the eviction process. This will cost extra. it''s not cheep but may be better than no rent.
