We have a tenant that is Month to Month, the tenant is now two months late on payment. We have sent multiple notices on late payment and gave 3 day notice to pay. We have issued a non renewal letter at the start of this month. Tenant has not been on premises for 7 days, and has not picked up mail in over 2 weeks.
How long do we have to wait to start the eviction process?

Once the notice time expires, I would start. I would also send a notice to enter the property so you can make sure they still live there. Good luck!
