What Can i do if a tenant moves out before his lease is over? I really don't mind, I rather have him leave. But I was wondering what paperwork I should have him sign in order to protect my self? He has no deposit and lives off social security. I recently acquire this property and he did not pay the previous owner rent. Like I said before I don't mind that he is leaving, I would prefer for him to vacate the property as soon as possible.

IF you don't mind him leaving make sure to sign a termination with him. This way he cannot come back and throw the lease in your face.
