I delivered 3 day pay or quit notice to my tenant on Wed of last week. they had until yesterday to pay & did not. What is next legal step? THANK YOU IN ADVANCE!!

After the three days and the renter still did not pay, they will need to vacate. If they do neither, you will want to file in court for an eviction!
