Tenant states they had the carpet cleaned however my husband and I went over the carpet 2x with a carpet cleaner and the spot still remains. Am I allowed to deduct for the estimated cost to replace the carpet?

I don't know that you can deduct the full price for replacement unless it was new when they moved in. I guesstimate a depreciated value when replacing carpet. I think it is only fair if you have had other renters use the carpet over the years.

I would check your states landlord tenant laws. It should state what is deductible and or chargeable.
For my state Arizona, if the carpet is 5 years old or older the renter cannot be charged for the replacing the carpet, regardless of whether they caused a stain.
