Hello,
Approximately two months before the end of a 12-month lease I notified my tenants that I would not be renewing the lease and wouldn't offer month to month tenancy because i decided to sell the house. They moved out 26 days before the end of the lease and only paid pro-rated rent for the first five days of the last month ($405 of $2,450 monthly rent). Am I entitled to keep a portion of the security deposit to cover the last 26 days of the lease?

that is not okay!!! They are responsible for the rent until the end of the term. I would definitely read your lease, and also call an attorney.
