Hello. I am renting my home in Virginia and have sent by certified mail a five day pay or vacate notice to the tenant. If they do not vacate in 5 days can I change the locks and then start the legal eviction process through the court or does the Pay or vacate letter serve as the eviction notice. Does the court have to be involved to make the eviction official.

If they do not vacate you will have to start eviction process which would require court proceedings.

What should be charged in pay & evict notice to tenant? Should it be full month rent or calculate the days when 3 day notice period will be over?
