I got an unlawful detainer on a tenant that is now month to month asking for rent and possession of the property. He paid all except the unlawful detainer fee. I sent him a 30 day moving notice as I plan to sell the property. I kept the court date, which is Thursday, for the fee and to make sure he vacates. He was supposed to be out tomorrow, today I receive a text telling me he hasn't found a place and will see me in court Thursday. If I get a writ of possession from the judge should I get another unlawful detainer just in case the tenant challenges the writ of possession?
