Hello. My tenant just moved out. She gave less than 30 days notice. Our lease clearly stated that 30 days notice was required. In essence, I believe this constitutes a breach and she therefore has forfeited her deposit. Is this correct? Appreciate the comments.

Yes you can use that deposit to cover the cost of the missed month of rent. The tenant is required to give you the written notice that is drawn out in the lease.
