I had a short-term tenant in my business housing condo, whose company paid for 3 months upfront. After one month the company fired him and he vacated the premises. He is asking for a full refund for the two months he did not occupy the space. There was no lease, only a receipt/statement, since he was paid in full. I was able to find another tenant for the second of the two months, but not the first. Am I obligated to refund him for both months, or do I refund him for just the month I found another tenant...or do I not refund him at all?

You just need to refund him for the one month not both months. Because you found a new tenant it is actually illegal to hold the month that the new tenant occupied the property.
