Landlord lives in Ohio. Tenant left apartment and has not notified us of leaving. 1 Yr Lease is not up till middle of August. Owes for 3 weeks of Rent. Left the Apartment in a total dirty, filthy mess and left trash all over apartment. The Deposit will not cover expenses to repair holes in wall and or cleaning, painting this apartment. Where should I start the process with forms? Thank You Debby

You can deduct the repairs form the security and the remaining rent, if that does not cover it you may need to take the tenants to small claims court. This will be the only way to really demand the money that is owed.
