In the lease signed by the tenant, we included the no smoking on the premise clause but we have evidence they did smoke thus breaking the lease. In addition, a vanity mirror was broken in the bathroom. They attempted to replace but the one we had in there was white (matching the rest of furnishings in the bathroom and they installed a wood grain one. Are we obligated to return their deposit? There was a "punch" hole in one door that they attempted to plaster over (it looks "okay"). And the dogs broke the screen on the back door (they were unable to repair. Not sure how much the repair will be. They have requested the security deposit. Are we obligated to return it?

No you are not required to return the deposit but you are required to let them know what the deductions are for and you want to have proof of the damages and receipts of costs to fix the damages.
