I HAVE A LEASE WITH A NEW TENANT IN PENNSYLVANIA. HE IS ALREADY BEHIND IN THE RENT. EVEN PAST THE SECURITY DEPOSIT. HE HAS BEEN TROUBLE SINCE THE DAY HE MOVED IN. HOW DO I GET HIM OUT OF THERE SO I CAN RELEASE THE APARTMENT? I EVEN CHECKED HIS REFERENCES.

Sometimes all of the background checks in the world cant help, some people are just bad tenants and may not be reported. This is unfortunate, however if you start an eviction in about 30 days you may be able to have the place back in your hands and ready to rent to new tenants. Make sure you send notices and also submit them to your local court to start moving the eviction along. Your local court will also have full layout of how to proceed, good luck.
