I told my renter she had to move out by the 15th of next month, she said she would be out by the 1st of Feb. She came and took some stuff and said she would be back by 12 noon today. I waited until 3pm then went out. She said she would come by7PM, she has no not shown. She has not paid any rent since Jan1st. How long do I have to wait for her? Also she has a non running car in my backyard, does she have to move it out right away too. If she leaves her stuff does she have to pay more rent? Please help me.

You must hold onto the rest of her personal belongings for 30 days by law, if she does not come to pick them up you may get rid of or donate them. Make sure that you have proof of move out date in writing. As for costs you can try to collect for storage or disposal costs in small claims court.
