If it is a month to month lease you only need to give 30 days notice. However if it is a fixed term lease you cannot break the lease unless both parties come to a mutual termination of lease agreement. With this you would usually cover the cost of the rest of the term and return security deposit. As long as you both agree to terms you are set, but you cannot break the lease early or you are faulting on the contract. If the repairs are rendering the property unsafe or unlivable you may release the tenant from the lease.
