Im confused 1) if I post a second 7 day notice they have 7 days to correct the problem or move out right? 2) if they move out then how do I get them to pay the remainder of their lease since the notice says the lease is terminated?

Yes they must move out in the time, there should not be a need for a second 7 day notice. Once they move out you will need to file with small claims court to requisition the rest of your money.
