Before tenant took possession of our rental house, I had it professionally
cleaned and the out doors power washed including the pergola. The inside is just
Ok clean but the outside is very dirty and was never cleaned while the resident occupied
The house. Can I charge them to have the carpets(heavy soiled and outdoor patio power washed) she lived there
For two years, I just want the house returned in same condition it was rented. Please advise

Yes you can use the security for this if it can be deemed by the court as more than just normal wear and tear. Take photos. and have photos of before they moved in. Show the cleaning receipts and estimates for the work done. If you do all of this and send the tenant a notice of security deposit deducted costs you should be all set and the court will back your deductions if it should go that far.
