Landlord Question and Answer Forum
I am a landlord in Utah. I rent to girl college students. One of the girl has contracted genital hepatitis. All of her roommates are moving out before their contracts have expired due to the situation. They claim that they are in an unhealthy environment and I can not make them stay.
Question: Do they have to fulfill their contract due to the change in circumstances?
Question: Should I find her new roommates - do I have to disclose what I know about the herpes?
Question. Do I have the legal right to ask her to find someplace else to live as this is causing me a financial burden?

The tenants cannot break the lease, if they do you are entitled to security and rents owed. It is an unfortunate situation but it is not Life threatening. If they do move out you will want to find new roommates asap and would probably want to start clean and ask that all of them vacate the premises. As for Utah law you would want to contact a lawyer in regards to how the best war to carry this out would be.
