We have a rental in California with a one year lease that is due to expire August 1. What form do we send stating we don't want to renew the lease. The 30 day vacate notice says it should only be used for month to month lease agreements.

There is a non-renewal notice that you can give them. It is a simple form stating so. This form however should be given respectfully 30 days before the end of the lease.

What if we are not 3o days before the end of the lease. Is it still legal to give a 30 day non renewal notice?

I think you have to give 30 days from the date you give the tenant notice. You should have done this at the beginning of the last month
