I live in Louisiana. Do I have to give the tenant the option to pay the past due rent before eviction? I have repaired the kitchen sink twice in 2 months from negligent clogging, and I am frequently subjected to loud domestic arguments. I live next door.

You need a court order to actually evict. You can request the tenant to leave but it is not enforceable without a court action. You will need a breach of the lease in some fashion in order for the court to find in your favor.
