My son is renting his house to a tenant who has not paid March's rent. They also never signed the year lease.
After the 3 day eviction notice, does he still have to go through the eviction process since they did not sign
their lease?

Was there a previous lease? If so the lease would renew on a month to month basis after the first year. If he gives the tenant 30 days notice they must leave within that time if they do not then yes he will need to evict them.
