If my tenants have given 30 days notice-- prior to their lease expiring-- Can I post the house and rent it for a higher amount of $$-- or am I obligated to post if for the same amount of money?

You can absolutely post the property for whatever price you need to. Most importantly you want to match the market. So when renters are looking for places and they see yours it should be competitive with other rental units in your area. Prices rise, taxes rise so don't feel guilty about adapting to the times!
