We have some tenants who we need to move out, we have allowed them to stay 4 months after their lease expired, but we want to get the house on the market to sell -everything seems to be "pay OR leave," we need a"pay AND leave" form- is there such a thing?

You can start with a Demand for Payment notice which alerts them that they need to pay or there will be court action taken and you can start the eviction process which you will also be able to state the amount of money that bis still owed.
