Landlord Question and Answer Forum
I have a tenant who may have his electricty shut off. The lease states that he must pay. It is January here in Michigan and I am worried about pipes freezing. I will evict if it is shut off, but am I restricted to a 7 day notice to quit in this circumstance? The utility company here will not allow me to take over the utility while the tenant still lives there so time is of the essence!!!!

This is a sticky situation! I would make sure and let your tenant know that if there are any damages due to the electric shut off, he is responsible.
