I have a tenant that has garbage all over the outside of the rental and from what i hear the inside also. I only have an verbal agreement but would like to evict them due to this unsanitary problem. I live in the state of Idaho and from what I have read I am suppose to serve them a 3 day to fix the violation or can i serve them a 3 day to move all included in one paper. Or do i have to give them 30 days? I am also waiting to see if they pay there rent on time since they are always late. if they do not pay do i serve them a 3 or 30 day??

I would serve them a 3 day notice to quit. If they do not, you can start the eviction process
