When the tenant is out earlier than 30 days, are they due a rent credit? The unit is empty, clean, and well maintained.

Who gave the 30 day notice? If you stated that they have 30 days to move out then no. If they said we will be moving out in 30 days than no. The 30 day notice is to give fair time for you to find a new tenant and do repairs, updates etc. and for the tenant, it gives them a fair amount of time to find a new place.
