the tenant did not live in the house but had her stuff in the garage. they moved it out but left a couch and chair. what do I have to do to get rid of the stuff she left? I live in Oklahoma.

First try to contact them, then if you have a forwarding address send them a written notice. If contact is still not available you may want to post signag on the actual property with a notice saying that the furniture will be discarded in 30 days. That is a safe amount of time for them to claim their belongings. Then after the notice time you can do as you please with the left behind property. Also take photo graphic proof of everything, posted notice furniture and if possible have it timed and dated.
