hi im having issues with my current tenants (california) this is their 2nd year I gave them their new lease contract and as of yet I have not received anything. there is always an excuse. To make matters worse every month they are not paying rent in full on the due date. I am wanting to serve them with a 3 day pay or evict document.
Also how much can I increase the rent, being that it's their second year?

If they aren't paying the rent, you can start the eviction process. I wouldn't recommend raising the rent or continuing a new term.
