We currently have two adults with two children renting. The girlfriend wants to remove her boyfriend from the obligations of the lease, but still have him stay with her. Is there a lease agreement for that, or should any adult tenant by liable for rent payment on the lease?

To be safe, I wouldn't remove him. You never want to get stuck with a holdover tenant.
