Landlord Question and Answer Forum
Our lease clearly states that the tenant would be responsible for any repairs that are caused by misuse of appliances etc. We had a plumber come out to repair garbage disposal and (new) dishwasher. Garbage disposal had a tack, bone and string, dishwasher has broken glass and pistachio shells in it. We paid it and asked for the cost of the repair in the next rental check - since we knew she wouldn't pay it directly. We never got it. Do we have any options to get it other than evict her?

RE: repairs
Yes, according to the lease agreement the tenant has to pay the repair charges. Talk to your tenant about the lease term and if she still don't pay the charges, then evict her. I use tenant screening services from Hunter Rentals & Property Management, a real estate firm in Texas. They take of everything from tenant screening, maintenance, lease agreement to rent management.
