Landlord Question and Answer Forum
I am about to have a new tenant sign a lease with us but I am a little apprehensive about them, but they are the best out of all of the applications we have gotten. She has agreed to a 6-month "trial lease" just to make sure we are both happy with the whole thing. My only concern is that if I do want her out after that 6 months and she refuses to leave how difficult is it to force her? Is it as involved and drawn out as eviction proceedings or can it be more of a trespassing thing?
I am in Delaware by the way.

It may take several months to evict someone who violates a contract regardless if it’s a month to month or long term lease. Go with your gut feeling which appears to be telling you to find another tenant. -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement.
