I have tenants who have stayed past years lease. I have accepted rent since so we are now on a month to month. Upon inspection with 2 days notice- found property to be overgrown weeds and grass. Trash can leaned up against car door. Tops and animal cages thrown in flower-bed. Trees down in back from storm, not reported to landlord. Talked and let tenant to clean up. Roof damage done with bush being cut down. Are these considered emergency. and do I have to give notice to check on fixed after tenant knows of it.

I would give notice to view the prop, you want to make sure all the issues are resolved and taken care of!
