If the tenents have animals and their own structure on property how does the landlord protect themselves legally if something happened to the animals or the animals do damage to property?

If a tenant if allowed to have pets on the property, a pet deposit is required for my rentals. The deposit would cover any possible damage.

we did pet addendum from this site that have a clause about damages. I wouldn't rely pet deposit - what if damage caused is greater than deposit?
