how would I go about charging for repairs when it comes to the tenant who causes the repairs. should I do percentage or a set amount . this is for Baltimore city, Baltimore Md. 21229

If they are the cause of the damage you should charge them 100%, not partial.

as long as its not normal wear and tear, or if something is old it can just break... then you should charge.
