Landlord Question and Answer Forum
How much time do I have to allow a tenant for non-renewal of the lease. 30 or 60 days? Their lease is over Jan 31, 2013. If I have to give them 60 days that means sending them non-renewal letter Dec 1. Opinions please?

RE: Non-Renewal Time Frame
Week to Week: The landlord or tenant may terminate tenancy by a written notice given to the other at least 7 days prior to the termination date specified in the notice.
Month to Month: The landlord or tenant may terminate tenancy by a written notice given to the other at least 30 days before the periodic date specified within the notice.
Fixed Term Leases: Unless otherwise specified within the lease, the tenant vacates when the lease terminates.

RE: Non-Renewal Time Frame
So I don't have to put anything in writing?

It's best to put things in writing.
