Are there any standards for someone that wants to break a lease early? Do you just tell them that is not an option? Our tenant is transferring schools and wants a place closer to her new school. Do you charge a fee? hold deposit?

There are specific Laws for breaking a lease, but you must include them in your lease. Most states require tenant to pay rent until landlord finds a new tenant. Although, the landlord have to make a substantial effort in finding a new lessee

Meaning, if you were to explain your activities to find a new tenant to a judge, would the judge believe you really tried to find a new tenant?
