I have a month to month rental agreement with a tenant that has young children her youngest was recently enrolled in school and had to be tested for lead the lead test came back positive can not currently afford to remedy problem can I still terminate this Month to Month contract

If a lease is month to month, most states require 30 days notice of intent to not renew.
