Landlord Question and Answer Forum
I need help. I was in a relationship with a person and they could not qualify for lease. I signed the lease and he is listed on the lease as an occupant. I have never lived there nor have I ever paid the rent. We are no longer in a relationship and I no longer want to be obligated for the lease, even if he does pay on time. My questions are:
What rights do I have to have him removed?
Do I have a right to have keys to the unit?
Do I have a right to make inspections to insure he is not damaging the unit?
Can I notify the leandlord that I am breaking the lease and just let them deal with the occupant?

You did not have to start another post to clarify the situation…..Your best bet is to work something out with your x-partner. If you’re solely responsible for rent payment, there isn’t much you can do if you want to maintain your credit rating. ….. What rights do I have to have him removed? None. …Do I have a right to have keys to the unit? Yes….Do I have a right to make inspections to insure he is not damaging the unit? Yes….. Can I notify the landlord that I am breaking the lease - Yes ……. and just let them deal with the occupant? Not a good idea…… Talk with the landlord and see what they’re willing to work out. They may just let x-partner stay on his own since he’s been making payments on time.
