I recently went over a move-out list with a tenant. I forgot to include several issues (dirty this & that, etc) on the move-out list. These issues are stated cleary on the contract or lease agreement. Even though, I did not list them on the move-out list, can I still include them on the itemized ded sheet. The tenant thinks that everything was "OK," since I forgot to include these! NEED HELP! I did take photos the next day in case the tenant disagrees!

You can include it, but it could be a point of contention since it wasnt stated during the walk through.
