Landlord Question and Answer Forum
My tenant has decided to break lease and gave me a 30 day notice. I have decided to allow her to break the lease; however, when she notified me of her intention, she decided not to pay any rent and plans on using the security deposit for cover a portion of the rent. This leaves me with nothing. How can I resolve this issue

You've cross-posted 3x. Confusing. Is she staying/leaving? How long has she lived there? How long has the dog lived there? Was it a written Notice? How much was the rent & deposit? Does the Lease state Sec.Dpst can not be used for last months rent?
