We have 3 roommates on the lease, but 1 is causing problems (not breaching the lease necessarily) and the othe r2 want him gone. Can we get rid of just the 1 tenant without terminating the whole lease with all? The other 2 want him to go also.

Unless there is a breach of lease, the only way to make any changes in any contract including a lease is to have all parties agree to it in writing preferably. The best way to do this is to create an amendment to the current lease removing the tenant and having ALL tenants signing. It is good to have them all do this in your presence and if this is not possible to have each signature notorized.
