The tenant has lived in the house for two months and wants us to use the deposit to pay for the third month and said she would move out july 1. what should i do or what can i do? She did sing a one year lease.

You'll have to take her to court for unpaid rent. In most states, the landlord can recover "actual damages," or money for any physical damage the tenant caused, plus rent for the period the rental property remains vacant.
