Would this void the current lease agreement? Start over? Run credit check on additional tenant?

Well, when adding a tenant to a lease agreement, the bigger concern is that they will either cause damage or some other liability to you. I would run a criminal background check on them, and walk through their current residence to see how they keep it.

Yes, run a credit, criminal background check and check references, you don't have to give them a new lease just ad the new tenant.
