My 2 year tenant is moving out & they have a dog who chewed up stairs & decks. I believe it is the tenant's responsiblity to replace it like before. They paid $350 pet fee... When we collect pet fee, what is cover under this fee?

Theoretically any damage caused by the pet can be paid using the pet fee or pet deposit. If they didn't pay enough to cover the damage, you can take them to court for the difference.
