I am writing an annual contract on a property (house) located in Florida.
I am asking for a security deposit and the last month of rent .
If the tenant breaches the contract may I keep the last month of rent
as well as the security deposit???

Not typically. The last month's rent that you collect should go towards their actual last month's rent, and as for the security deposit, the landlord is usually only entitled to keep the amount of "actual damages." That said, for the tenants to do anything about it, they'd have to take you to court, and if they did a serious breach of lease, they'll probably be reluctant to do so.
