I have a tenant application for one of my rental properties, who is otherwise strong, but has a home-based business. Anyone have any experience with this? Problems I should be aware of?

A few things to consider: 1) How "public" is the business? For example, does it involve clients bustling in and out all day, merchandise storage, deliveries, etc, or is it just your tenant, a phone, and a computer? 2) Beware of zoning violations; chances are your property is zoned residential only, which means you should, at the very least, prohibit commercial activities in your lease agreement and just turn a blind eye.
