My tenants have decided not to quit and are going ahead with the automatic one year lease renewal that was included in their lease. My understanding is that they are not required to sign a new lease, as the original lease will renew automatically at the same terms. Is that correct or should I require them to sign a new lease? Seems that if the renewal is "automatic" that a new lease is not required?

They don't need to sign a new one unless you are going to change any terms in the lease. I still do a new one every other year just so it is updated with any new rules.
