If a potential tenant has had a bankruptcy in the past and it did not include the rent. She gave us all the info on the bankruptcy to prove it didn't include the rent. They make ample money. I wanted a month to month lease or at least a six month lease that would go into a year lease after the six month ends..... because of the bankruptcy but they want a year lease. Should I stick to my guns with the month to month? Or go with the year lease they want?

I'd just go with the year lease. If they stop paying rent and won't move out you have to evict them no matter if they are month to month or a year. unless of course there is some CA rule that makes it more difficult to get rid of a year long tenant.

I would try to get more of a deposit to cover the risk of renting to them.
