I recently bought a property in Maryland and the tenant states that the old lease is no longer valid. Is the old lease still valid in Maryland if there is no termination letter from anyone?

Check with your Real Estate Agent as it varies by state. That should have been covered before the purchase. Almost all states require new landlords to honor the existing leases until they expire.
